Product for Drain Line Maintenance

Kitchen and commercial drain lines, traps, sanitary systems and wet wells transfer and receive high volumes of concentrated waste. As a result they have historically required periodic chemical cleaning using acids, caustics, chlorinated solvents, combinations of the above or, too often manual or mechanical cleaning by a sanitary waste hauler or plumber.

Slow, sluggish and completely clogged drains often are accused by; system overload  (schools built for 400 students, but handling 700) large particles and colloidal solids, which settle in drain lines, and suspended particles that precipitate out due to low water flow and/or kitchen pressure.

Grease and oils that were liquid in sink wash water of 90 to 140 degrees, that return to a solid as temperatures drop, while flowing down stream.

Poorly formulated pot and pan soaps and floor cleaners that coagulate forming curd that coats interiors of plumbing and reduce flow rates required for food function.

Over the years, our society has become accustomed to using and has relied upon modern chemicals in housekeeping practice. Typically, these one-shot chemicals are limited in their ability to handle drain line problems and each carries hazards to the user, the plumbing system and the environment or all of the above.

Now there is BIO-SOL DRAIN LINE and preventive maintenance program designed specifically to reduce fouling drains, drain the traps, septic tanks, tile fields, wet wells, etc. as well as eliminating the foul odours usually associated with blocked or slow running drains.

This dependable System is based on the addition of friendly, enzyme producing bacteria into the system to digest matter that could cause a blockage. This process is called BIO Augmentation. The natural reduction process of sanitary waste occurs by bacteria food for the bacteria thus reducing the large volumes of solids. Our bio-augmentation program introduces live bacteria to a plumbing system and serves to boost and stabilize its natural biological process. The bacteria in our product lie dormant until they reach the food and grow by cell division, if left undisturbed, doubling their cell count and activity every 30 minutes.

The organisms in BIO-SOL DRAIN LINE drain maintainer have been specially selected for their safety and appetite for greases and waste food. Bacteria cultures no matter how specialized, are still living organisms and can be destroyed through the use of disinfectants, heavy caustics, acids, solvents, or the same products commonly used as drain treatments and openers. Such chemicals should not and need not be used when the bio-augmentation preventative maintenance program is established.

PROGRAM START UP:

The success of the preventative maintenance program relies on:

Use of correct blend of bacteria strains that degrade line deposits of grease, fats, oils, and other organic solids at accelerated rates.

Our patented bacteria strains in BIO-SOL DRAIN LINE  produce Lipase Enzymes for greater effect on grease and oils and Protease Enzymes which are active over a wide temperature range.

Regular applications to maintain a high bacteria count in traps and lines, replacing bacteria killed off during periods of intense heat, chemical exposure or those washed down stream during high water flow.

Along with the main bacteria colony located in the grease trap, our bacteria have the ability to coat the interior of drain lines forming a " Bio-film". This continuous colony feed on existing deposits and on any new solids that might escape the grease trap ant attempt to form deposits along the way. As each building and plumbing system is different, each may offer special challenges to get a treatment program underway. "Start up" programs are designed to restore proper flow in a system. Once proper flow is established, routine "Maintenance" program will maintain good operation.

 

 

GREASE TRAPS:

The grease trap is always the place to begin any kitchen start-up program. Starting with other drains and lines before the condition in the trap is corrected may worsen the condition of its already poor function or clog the system completely.

For exceptionally dirty traps, the trap may require hand or mechanical cleaning. Initial treatment, add 5 Litre of BIO-SOL DRAIN LINE for every 50 Litre of traps capacity. Pour directly into the trap or down the nearest drain line to the trap. Add when the trap will not be used for a period of time or at the time of lease use. After a period of 7 days, the grease mat at the top of the trap should be nearly eliminated and suspended solids will be reduced by approximately 75%.

DRAIN LINES:

Commercial kitchen plumbing systems consist of numerous dish washing machines, sinks and floor drains, each with its own use patterns. As previously stated, when implementing a kitchen drain treatment system, grease traps must be handled first before turning to drain lines. Before starting drain line treatments, allow 3 to 4 days for the grease trap program to take effect.

Always begin line treatments with problems on the lowest floors of the building or in closest lines leading outside. As drains become free-running, move to problem areas on next above or farther from drain exit point. Add 1 Litre of BIO-SOL DRAIN LINE each day directly to problem drains right after last use of the day or a time of lowest use.
